For those of you who prefer video to text, I took the time earlier today to look up sales data for new construction homes for sale in Louisville, as well as data on sold homes, and even properties that were taken off the market for one reason or another.  If you are short on time, and want a really quick summary of what the 7 minute video states, with data to back me up, basically it boils down to this:  the more expensive home you are trying to sell, the worse off you are!  How’s that for a no brainer!

Miter Construction, one of the most successful Louisville custom home builders, has built a few properties on Bickel Road in the Crescent Hill real estate area, just off of Frankfort Ave.  Here is a video I took on my iPhone as I walked through one of the single family homes that is still available.  Every other property on the street that Miter built has been sold or is currently under contract and is expected to close in the next few weeks.

In my most recent post to this blog site, I wrote about a vacant lot for sale at the corner of Valley Vista and Dundee Road that was available for  a new home builder in Louisville to take advantage of.  But today, I want to alert readers to another vacant lot for sale in the Highlands, this one on Ruth.  The two lots are shaped differently and are also going to hold homes in very different price ranges.  While the Valley Vista lot will hold a home valued between $500,000 and $1,000,000, the Ruth lot will probably hold a home priced between $300,000 and $400,000.  If you would like more information about either of these two lots or would like to know what kind of home could be built on either lot, please write me at greg@gregfly.com.

A few years ago, my father and I purchased an older house on the corner of Valley Vista and Dundee Road that sat on four separately platted lots.  The house needed quite a bit of work to make it more modern, but instead of fixing it up, we decided to tear it down, and then sell off the four lots for people to buy and then hire their own desired Louisville home builders if they wanted.  Here is a picture of one of the lots, looking up from Dundee Way towards Dundee Road.  My father and I are both licensed real estate agents in the State of Kentucky.  If you have any questions about what kind of house would fit on this lot, or you want more information on new construction in Louisville, please contact and I will get back to you just as soon as possible.

This weekend, a few of the finest Louisville custom home builders will be holding a few of their Norton Commons homes for sale open this weekend, and next, for a “Welcome Home Tour”.  Admission costs only $5 and all proceeds will be given to the American Diabetes Association.  At least seven brand new homes, professionally furnished by local interior designer Kathy Kinnaird, will be opened up Saturday and Sunday and then again the following weekend.  Here is a picture of the kind of home you can expect to see, provided by Stonecroft Homes.

Stonecroft Homes, one of the most respected Louisville home builders, has decided upon a design for a new home to be built in the Harrods Glen subdivision, which is located in the Prospect Ky real estate area.  Here is an interior picture from the house that is to be built upon a large corner lot in Harrods Glen.  This picture shows a stairway landing in the home and illustrates the high quality of work you can expect from these builders.  Please notice the flooring, stairway spindles as well as the wanescoting you see all the way down the staircase.  This home will truly be exceptional and there is still time left for a buyer to pick out any extras that they might desire.

Stonecroft Homes, one of the best known Louisville custom home builders, has drawn up plans for a new Harrods Glen home for sale, located in the Prospect Ky real estate market in eastern Jefferson County.  Having built many larger high end homes, Stonecroft Homes was able to provide me with a few pictures to give me a better idea of their new project they are preparing.  Below, you can see one of those pictures, this one of a really picturesque office located at the front of the home.  Even in high end homes, the amount of wood trim that is used here is well above what many other builders use, and shows why so many home buyers think so highly of Stonecroft Homes.

Louisville luxury home builders are still at work, even in this tough and depressed market.  I walked through a home recently that was simply amazing and seemed to have just about every upgrade I could think of, plus a few I hadn’t!  Admittedly, there are fewer Louisville new construction projects today than before, at least in the higher price ranges, but that doesn’t take away from how fun it is for me, as a lucky real estate professional, to get to tour some of these homes on a regular basis.  Here is a picture I took recently as I walked through an awesome home built by Stonecroft Homes.

I suppose it is difficult to determine what a Louisville custom home is.  Would that refer only to homes that are built to a client’s design?  Or more to my mind, a higher end home that is new.  A home for sale in the Louisville real estate market for about $200,000, I would simply call a spec home.  But a house for sale, that is brand new, that cost above $500,000 is a very different kind of home altogether.  If you buy into that logic, watch the video below and learn what Louisville Custom Home Builders have to look forward to for the next few months, or maybe even years.
